Following on from the The Health and Safety Executive having issued guidance for those in charge of premises ( e.g. landlords) earlier this year, many contractors have been criticized for ‘scaremongering’ Landlords into having costly Legionella Risk Assessments completed. The truth is, the risk assessment only needs to be completed by a ‘competent person’ ie someone who understands the water system and associated equipment. This means that Landlords can carry out the risk assessment themselves, saving on hefty bills from Contractors.
The guidance issued by the HSE aims to address the potential for man-made water systems to be a source for legionella bacteria growth. Legionellosis is the collective name given to the pneumonia-like illness caused by legionella bacteria which includes the most serious legionnaires’ disease, as well as the similar but less serious conditions of Pontiac fever and Lochgoilhead fever.
