GENERAL

LOCATION

The site is situated between Attleborough and Old Buckenham, within reach of the A11 trunk road and approximately 18 miles to the south-west of Norwich.

DIRECTIONS

Proceed out of Norwich on the Newmarket Road which becomes the A11 dual carriageway. Continue along this road, over the roundabout at the junction with the A47 southern bypass, signposted London/Thetford. Continue for approximately 15 miles then take the slip road signposted Attleborough. Continue into the market town and at the church follow the road to the left onto the B1077. Continue along this road, passing Mulberry Tree Restaurant on the left hand side and proceed towards Old Buckenham where the barns will be found just before the sharp left hand bend.

PLANNING MATTERS

Barns

Full planning permission was granted on 11th January 2016 by Breckland District Council under Ref. 3PL/2014/0976/F for change of use of disused agricultural barns to provide nine residential dwellings with associated parking. Plots Full planning permission was granted on 16th November 2016 by Breckland District Council under ref. 3PL/2016/0889/F for demolition of grain store and erection of 2 barn style dwellings with detached garages.

106 Agreement

The planning approval is subject to a 106 agreement requiring the payment of an affordable housing contribution of £39,500.

DESCRIPTION

The three barns comprise:-
• Barn B A clay lump and pantile barn

• Barn C A timber clad and asbestos roofed old
grain/ fertiliser store with a semi-collapsed
horseshoe of traditional barns

• Barn D A large brick and pantile complex next to
the Road.

SERVICES

There is no mains drainage to the site and buyers will need to make their own enquiries into incoming electrical and water supply.
