Tenure & Possession: The property is freehold and vacant possession will be given upon completion.

Sporting, Minerals and Timber Rights are included in the sale so far as they are owned, subject to statutory exclusions.

Wayleaves, Easements Rights of Way: The Land is sold subject to and with the help and benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars.

Outgoings: Drainage rates are paid to the North Level District Internal Drainage Board. Rates payable for the year ending 31st march 2017 are £280.53. The current year's rates will be apportioned upon completion.

VAT: Should any sale of the farm, as a whole, or in lots, or any right attached to become a chargeable supply for the purpose of VAT, such tax shall be payable by the buyer in addition to the contract price.

Basic Payment Scheme: The seller will retain the benefit of the 2017 Basic Payment Scheme claim and will arrange to transfer the relevant number of Entitlements to the buyer in anticipation of the 2018 claim, subject to RPA guidance. The buyer will indemnify the seller against breaches of the 2016 Basic Payment Scheme requirements until the 2018 claim. The current eligible area is 16.735 hectares.

Early Entry: Early entry prior to completion may be available upon payment of a double deposit.

Viewing: Viewing is permitted during daylight hours with a set of these sales particulars to hand, having contacted the selling agents.
