The site lies on the south side of Station Road to the edge of the
popular village of Walkeringham. Walkeringham is a popular village
within this area presently boasting facilities including a Primary
School. The village is set amidst gently undulating countryside in the

western side of the River Trent. Surrounding centres include
Retford, Bawtry, Epworth and on the eastern bank of the River Trent

DIRECTIONS
From the A631 Bawtry to Gainsborough road at the western
Beckingham roundabout take the A161 towards Walkeringham. On
entering the village take the second right onto Station Road where
the site will be found on the right-hand side after Birdcroft Lane and
opposite the Beeches.
DESCRIPTION
A residential development site, reasonably regular in shape and
having direct frontage to the adopted highway of Station Road. The
northern part of the field offered for sale, extending to approximately
3.19 acres (1.29ha), has outline planning permission for residential
development. The southern part of the field does not have planning
permission and might therefore offer future potential, amenity value
or even paddock land associated with a residential scheme, subject
to all statutory consents and approvals.

The Consent is agreed subject to a Section 106 Agreement which
requires a 35% Affordable Housing Contribution plus additional
contributions. A copy of the Section 106 Agreement is available
from the selling Agent.

outline form only therefore CIL contributions have not been
calculated at this time.
