DESCRIPTION
The land at Warboys comprises a total of 43.75 acres (17.7 hectares) or thereabouts of productive Grade I arable land offered for sale in five lots. The land is typically suited to growing winter cereals and root crops. Lots 1 and 2 can be accessed via Puddock Road and lots 3, 4 and 5 can be accessed via Millers Way. The land which is not immediately adjacent to the public highway can be accessed using tracks running between the separate field parcels.

All the land is classified as Grade 1 on the MAFF Land Classification Plan, Sheet 134, Provisional Edition. The soils are listed in the Soil Survey of England and Wales as belonging to the Evesham 3 Series. Soils in this association are described as being mostly slowly permeable clayey or fine loamy over clayey, usually calcareous. The cropping variation has previously been winter cereals, oilseed rape with field beans or peas used as break crops.
