The development site is in the historic market town of Boston, a short distance from the town centre. The land is located to the south of Broadfield Lane which connects to the A52, the main arterial route running through the centre of Boston. Boston is located in South Lincolnshire and has direct access to the A52 and A16 roads respectively. Boston is approximately 35 miles North of Peterborough and 35 miles South East of Lincoln.

DESCRIPTION
The land off Broadfield Lane is part of a wider development site that has four phases in total. Phase 1 is a residential development scheme which is almost complete and phases 2 and 3 are in the midst of construction. Total site area of phase 4 extends to approximately 3.96 acres and is part of the wider outline planning consent. The original planning consent allowed for 152 dwellings on phases 2 to 4. Phases 2 and 3 are almost complete which leaves a maximum number of 77 units available for phase 4.

As part of the wider development scheme access roads are to be constructed to the edge of the site from phases 2 and 3 and there is additional access from Matthew Flinders Way to the South West of the site. However, there is no affordable provision required on phase 4.

SERVICES
We are not aware of the location and capacity of services and all interested parties are advised to make their own investigations.

TERMS
The property is sold subject to and with the benefit of all existing obligations and rights, including rights of way whether public or private, light support, drainage, water and electricity supplies and all other rights and obligations whether referred to in these particulars or not. PLANNING
Phase 4 is part of a large parcel of land which benefits from an Outline Planning Application under Reference B/13/0037. In brief, the original Planning Consent the granted construction of 48 affordable units on phase 1 and a further 152 additional dwellings on phases 2 to 4. We understand that phases 2 & 3 include 75 units leaving the remaining possibility of 77 units on phase 4.

Access:
The property can be accessed from Matthew Flinders Way or from the internal estate road of phases 1, 2 and 3 off Broadfield Lane. All parties are requested to arrange access via the selling agents prior to visiting the site. STRICTLY NO ACCESS will be permitted through the adjoining development due to construction traffic.
