| Regular property inspections are vital in order to help owners maintain their properties in good condition and avoid costly issues in the future. Tenants also benefit from regular property visits as it gives them a chance to raise any issues of concern, and helps to ensure their home is safe and kept in good repair.Inspections are carried out by experienced Brown & Co property managers and a written report is provided to the landlord after each visit. We highlight any issues that may need attention, give a general overview of the condition in which the property is being maintained by the tenant and make any recommendations we think relevant or necessary.A typical inspection of an individual residential property would include, where necessary, a check of:- | ![]() |
Exterior:
- Fences, steps, porches, pathways, patios - to ensure they are in clean condition and weed free, and there are no apparent tripping hazards
- Roofs and guttering – check for slipped tiles, broken/cracked guttering. Ensure gulley drains are free of leaves/moss/debris
- Outbuildings such as garages or sheds are inspected to ensure they are watertight and that doors and locks are functioning
- Gardens to ensure garden is being properly maintained & garden waste is being removed or appropriately composted. If there is a swimming pool, check it is being maintained in a sanitary condition
Interior:
- Floors, Walls, and Ceilings in each room – check carpets to ensure they are not torn or stained. Walls and ceilings should be free of condensation mould. Banister rails must be firmly fixed to walls.
- Doors are checked to ensure they are weathertight and locks and interior security chains are operable
- Bathrooms checked for cleanliness. Check that ventilation and heating fans are working property, ensure window can be opened to assist ventilation.
- Kitchens checked for cleanliness, and appliances such as extractor fans checked to ensure they are in good working order
Fire Safety
- Check to ensure each level of the property has at least one smoke detector and verify that tenants check batteries regularly.
Electrical & Plumbing
- Check to ensure all electrical sockets and switches are in good working order and that cover plates are in place and are undamaged. Ensure water fixtures and cisterns do not leak
