Looking Forward To Our Autumn Sale

Our autumn auction is fast approaching and we will be commencing our advertising campaign towards the end of the month on the back of some outstanding results back in March and June this year.

In our last article we commented on the success we have had so far this year but we are only as good as our last auction and we are very busy putting lots together for the next auction.

We have some three weeks until we close the books and already have some interesting properties in Norwich, East Norfolk and further afield, including terraced houses, properties for renovation in Great Yarmouth and Lowestoft, period property and land.  We are keen to help people so now is the time to ask either myself or auction manager, Trevor Blythe to come out and provide advice without obligation.

Perhaps now is also a good time to remind readers about the importance of presentation and certainly we take our marketing approach very seriously indeed.

Clear and precise presentation and description is vital as well as realistic assessment and here are some of the tips that we are always coming up with.

General Description:  This is very important and needs to cover construction, accommodation and services where possible.  We always try to refer to condition to give prospective buyers an indication of whether a property needs a great deal of work or not.  Clearly buyers need to rely on their own survey prior to auction and we always make a point of reminding people about this.

Photographs:  These are very important and quality is vital.

Location:  Buyers need to know where a property is situated and a little bit of detail about the village or town will help paint a picture.  For example, if a property is adjoining a trunk road we always try and tell people that they need to be aware of this!

Planning Matters:  The catalogue will state whether a property is Listed and will provide further information regarding any planning consents that may be relevant.

Floor Plans:  These are important because they identify the layout of the rooms, etc.

OS/Location Plans:  Again these are important and will set out precise boundaries and help paint a picture for people.  The legal pack as produced by the solicitors will give the important detail here.

Legal Matters:  Solicitors play their role in the legal pack which is made available on our website and it is very important that buyers look at this in great detail prior to attending any sale.

Guide Price:  This needs to be realistic on the basis that the whole point of an auction is to create interest and competition to enable us to maximise value.  We are always happy to talk about this and explain the way forward and why auctions work.
