As we approach the end of March, advertising for our spring sale is well underway and we are delighted with the enquiries we are receiving and really very pleased with the initial response, with countless requests for the legal information, etc - so all augurs well.
We never quite know how things are going to go and of course we won’t until the day of the sale! However, we detect that because of the wide variety of lots on offer throughout Norwich and Norfolk, and because of our realistic approach, we are generating a great deal of interest early on which is encouraging for us and our clients.
We have a number of lots as follows:-
Flats at Priory Road in Bacton and Ashby Street and Earlham Road in Norwich. All these properties are investment opportunities but would equally suit the owner occupier and the guide prices reflect our clients’ objectives which are to sell and to maximise value on the day.
In addition we have a maisonette in Magdalen Street, Norwich which is in good order throughout and would again be ideal for the owner occupier or investor.
Bungalows in Long Stratton and Plumstead Road, Norwich. Both these bungalows have three bedrooms and require renovation and improvement throughout. The Long Stratton property is close to the centre of the village and all the local shopping and transport facilities there, and the Plumstead Road bungalow is within walking distance of local shopping and transport facilities and within easy reach of the centre of Norwich.
King’s Lynn. We are delighted to be offering for sale a three bedroom cottage on the edge of Terrington St Clement. It is in reasonable condition throughout and the guide price reflects our vendors’ objectives to sell. We also have a three bedroom semi-detached property in King George V Avenue in King’s Lynn which requires some improvement and repair, having been let in the past but is now to be sold vacant.
Nos 3 & 4 Hellesdon Hall Road, Norwich. These two terraced properties offer up an excellent opportunity, with no. 3 being sold subject to the occupancy of the tenant and no. 4 being sold vacant. Both properties have good gardens and are within easy reach of the centre of Norwich.
Semi-detached house in Hethersett and Frettenham. Again, both of these properties are suitable for the owner occupier or investor. The property in Hethersett is currently let on an Assured Shorthold Tenancy and is sold subject to the occupation of the tenant, whereas no. 1 Hall Farm Cottages in Frettenham which has been improved and updated throughout is being sold vacant.
A cluster of cottages in Cringleford, Rackheath, Colney in Bramerton. An end terraced cottage in Cringleford will be of great interest to buyers with potential to renovate as it is or to extend, subject to planning. A three bedroom property on the edge of Rackheath which is set in nearly half an acre of land will be of great interest to buyers looking to renovate a property or extend, subject to planning. A detached older-style cottage in the well-known village of Bramerton in South Norfolk with about one third of an acre has potential to extend, subject to planning, and has generated a great deal of interest. Finally, a detached bungalow in a third of an acre in Colney on the outskirts of Norwich with planning consent for a four bedroom dwelling to replace what is there has also generated a great deal of interest.
All of the properties we sell by auction have been entered into the sale because we think it is the best way of achieving the right result, maximising value and meeting our clients’ objectives and that is the important thing.
We are always being asked why auctions suit certain types of properties – there is no easy answer but it is fair to say that an auction sale provides a certainty of sale, a speed of transaction and best price on the day.
As always, we look forward to the weeks leading up to the sale and please contact us if you would like to know more about how we can help you unlock value.
