The land is split into three fields, two being at Raven's Bank and one at Mill Gate to the west of Whaplode St Catherine.

TENURE AND POSSESSION
The property is freehold and vacant possession will be given upon completion.

METHOD OF SALE
The property is offered for sale by Informal Tender as a whole or in two lots. Interested parties are invited to submit the attached tender form to Brown & Co, Spalding office no later than 12 noon on Thursday 5th July 2018. Exchange of contracts will take place within 28 days of receipt of the draft contract by the Buyers solicitor.

BASIC PAYMENT SCHEME
Basic Payment Scheme entitlements are included in the sale and will be transferred by the Seller on completion. The Buyer(s) will indemnify the Seller against breaches of the 2018 Basic Payment Scheme requirements until the 2019 claim.

SPORTING RIGHTS, MINERALS & TIMBER
These are included in the sale so far as they are owned, subject to statutory exclusions.

WAYLEAVES, EASEMENTS, RIGHTS OF WAY
The farm is sold subject to and with the help and benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars.

VALUE ADDED TAX
