LOCATION & DIRECTIONS
Located in the Lincolnshire Wolds about 12 miles from Market Rasen, Grimsby and Brigg and 3 miles from Caistor in the popular village of Rothwell. Rothwell is within the "outstanding" Caistor Grammar School catchment area and benefits from the Blacksmiths Arms pub.

PLANNING PERMISSION
Full planning permission and Listed Building Consent were granted by West Lindsey District Council on 4th March 2016. The permission is for conversion of the barns to provide four residential units. The two storey granary has permission for conversion to a 3 bedroom house with the kitchen and living rooms on the first floor. The adjoining stables have permission to convert into two 2 bedroom bungalows. The area to the south including the bank side will form three gardens.

The workshop has permission for a 2 bedroom bungalow with an enclosed yard area. The cart store is intended to form car parking for six cars with more spaces in the shared courtyard.

There is no affordable housing obligation.

TENURE AND POSSESSION
The property is freehold and vacant possession will be given upon completion.

METHOD OF SALE
The property is offered for sale by private treaty as a whole. The Buyer will be required to exchange contracts within 28 days of receipt of the draft contract by the Buyer's solicitor. A 10 % deposit will be payable on exchange of contracts. Completion will be by arrangement.

SERVICES
Mains water and electricity are connected to the buildings. Mains sewerage and gas are believed to be in the vicinity. No services, systems or appliances have been tested.
