DESCRIPTION
The land comprises a total of 19.37 acres (7.84 hectares) or thereabouts of productive arable land in a single parcel, well located and with good access.

The land is especially suited for growing cereals and sugar beet but has some flexibility for a wider range of cropping and can be accessed via Furlong Drove to the east, being a Norfolk County Council maintained unsurfaced road and also from Stoke Road to the west along the gated farm track which runs along the northern boundary of the land.

LAND
All the land is classified as Grade 2 on the Agricultural Land Classification Series. The soils are listed in the Soil Survey of England and Wales as belonging to the Wick 3 Association, described as deep, well drained stoneless soils, with some similar sandy soils, suited to growing cereals, peas and beans, sugar beet, potatoes and some field vegetables.

GENERAL REMARKS AND STIPULATIONS

TENURE AND METHOD OF SALE
