The plans attached to the reserved matters consent shows two commercial buildings having a ground floor gross internal floor area of 167 sq m (1,798 sq ft) per unit, with potential to form 98 sq m (1,055 sq ft) of first floor area to each building in addition with a minimum 1.84 metre headroom.

The total ground floor gross internal floor area is therefore 334 sq m (3,596 sq ft) which will be increased to 530 sq m (5,706 sq ft) if the first floor area is included.

The above is indicative, and subject to further consultation with South Norfolk Council's planning department, we consider it may be possible for a purchaser to reorganise the site layout, to provide a single larger unit as opposed to two separate buildings.

The plot benefits from outline planning permission ref 2012/0405/0. The outline permission relates to the larger combined housing and commercial site and was granted consent for a "mixed use development for community, residential and commercial uses and associated external works".

Subsequently a reserved matters application was granted ref 2015/2326 approving "reserved matters for appearance, landscaping and layout for 60 dwellings and two commercial units with associated external works in relation to outline planning permission 2012/0405/0".

The approval of reserved matters consent refers to various documents submitted by the applicant which include floor plans and front, rear and side elevation drawings for two proposed commercial units as per the layout attached.
