About this property

Brown & Co offers a two bedroom, detached bungalow in Runcton Holme, the property also has a pool and fitness suite, used currently for additional living space but, with pool still in situ, offering excellent space for further use such as for multi-generation living.

Location
Runcton Holme is a tranquil village and civil parish nestled in the West Norfolk countryside, it forms part of the King's Lynn and West Norfolk district and includes the hamlet of South Runcton. The village is home to the historic St James Church, a Grade I listed building, reflecting its rich heritage.

For rail connections, Runcton Holme benefits from proximity to two stations on the Fen Line: Watlington and Downham Market. Watlington station, located approximately 2.5 miles north of the village, offers services between King's Lynn and London King's Cross. Downham Market station, about 5 miles south, is housed in a charming Grade II listed building and provides regular services to London and Cambridge.

The Property
The property is situated at the end of a quiet lane, and benefits with direct access to beautiful countryside.

Outside, there is an attractive front garden and parking area and garage (and pump house). To the rear a completely private, south facing garden set to lawn with brick outbuilding. The gardens are very well maintained.

Inside, the property is arranged with bedrooms to the front and living space to the rear. There is hallway, dining room open plan to sitting room in an L shape with patio doors to the garden. There is a kitchen, utility room and shower room and the two double bedrooms. Accessed from the sitting room is a bar, which has steps leading to the pool and fitness suite. This remarkable addition is highly versatile.
Currently the pool is covered with a hard floor, using the space for two further reception rooms, however the pool is intact and could easily be re-opened if desired. Beyond this is a fitness suite, shower room and access to the garden. Also access from the bar area is an office.

Overall, the property has been well maintained however, cosmetic updating and modernising would be a benefit.
