We are spoilt in this area for pubs and restaurants. We are ideally situated for people working in Norwich and for those commuting to Cambridge or London."
The owners of Boundary Farm House.
Imagine having your very own tranquil ‘miniature Norfolk Broads’ in your garden.
This beautiful period extended farmhouse, situated in Framingham Earl Road, Yelverton, about seven miles from Norwich, boasts such a unique feature.
In the glorious 1.75 acre private setting of Boundary Farm House, is a natural lake offering a place for peace, quiet and contemplation.
Over the years of living at the house, the owners have reintroduced wildlife to the lake which is now stocked full of fish. You can watch the dragonflies and even embark from the little jetty in your own boat – without ever leaving the confines of your own property.
The lake is securely fenced from the garden and overlooked by a smart patio area from where you can dine outside in the warm months of the year. As it turns cooler, you can relocate to the garden room which enjoys the same gorgeous views.
Boundary Farm House also has another rather special feature - as its name implies. The property is situated one side of an adjacent driveway track, which marks the boundary between the two villages of Yelverton and Framingham Earl.
So Boundary Farm House, on one side of the track, is in the village of Yelverton and its neighbour is in Framingham Earl.
Boundary Farm House, dating to around 1905, was purchased by the vendors 13 years ago. Indeed, Peter Hornor, of our Residential team in Norwich sold the property to the couple, who both grew up in the local area.
So, it’s lovely as once again, our Residential team in Norwich is selling on the farmhouse to a new buyer as a new chapter begins.
The owners loved the character of the original house – and this has been completely retained.
However, they wanted to create more space and light so embarked on a major renovation project lasting several years.
In doing this, they more than doubled the square footage of the house, creating a superb open plan kitchen which effortlessly flows into a living/dining space and the garden room.
They built a large games room/gym outside with its own shower room and cloakroom facilities as well as garaging with a kitchen/utility and home office which could be converted into an annexe, subject to the necessary consents.
One of the happiest memories was when the couple’s daughter’s wedding reception was held in a marquee on the lawn.
So, for the couple, Boundary Farm House really has fulfilled every requirement of being a spacious, private and elegant family home.
Its countryside setting is a real benefit but it is close to excellent local amenities too, many in nearby Poringland.
The couple, who have four children and six grandchildren, have really indulged in this wonderful local life and plan to stay close by because they love the area so much.
They are selling only because of making a lifestyle choice to downsize to give them more time to travel – but know they will miss it.
“It’s going to be hard to find another house like this, we will miss having the big Christmases here, with space for a large tree and the children and grandchildren here.
“We love the peace and quiet yet you have what you need on your doorstep; there is an excellent farm shop in walking distance, it’s close to excellent schools – Langley School, for example.
“We are spoilt in this area for pubs and restaurants. We are ideally situated for people working in Norwich and for those commuting to Cambridge or London – either by train or by car using the A11.
“We will miss Boundary Farm House so much, we’ve had such a wonderful time living here and have so many happy times.
“However, we intend to make new memories.”
