The New Barn is offered for sale standing in its own grounds extending to 0.24 acres (subject to survey) on the edge of East Ruston and acquired some 30 years ago by the vendors.
The property was formerly attached to a Norfolk County Council smallholding and comprises a general purposes building of portal frame construction with asbestos cladding and concrete base, being used for general storage for many years. The building occupies a good plot with hard standing area and space for general storage.
The New Barn has its own water supply and the use of 3-phase electricity. There is no drainage as far as we are aware.
The existing use for this building has been established over many years for vehicles and general storage but the property offers potential and is offered for sale in its fully vacant condition.
East Ruston is situated on the East Norfolk coast about 3 miles from Stalham and within easy reach of North Walsham and there are excellent local shopping and transport facilities in these centres.
From Stalham, proceed towards Walcott and Bacton until you reach East Ruston Church on the top of the hill. Turn left at the next crossroads after the church and then turn left at the crossroads adjoining East Ruston School. Continue along the road, which bears round to the left and then bear round to the right into Drabbs Lane. Turn left at the junction into High Hill Road and the barn will be found on the left hand side.
At any reasonable time during daylight hours at your own risk.
