LOCATION AND SITUATION
The land is well located close to the A140 Needham Market to Norwich road with good access from public roads and internal tracks. Both Lots 1 and Lot 2 are situated to the north of Thwaite and to the west of the A140.

THE LAND
The majority of the soil is described by the Soils Survey of England and Wales as being of the Beccles 1 and Ashley Associations which are described as fine loam over clay soils.

DESCRIPTION
LOT 1 - 40.86 HECTARES (100.98 ACRES) OF MAINLY ARABLE LAND COLOURED ORANGE ON THE SALE PLAN.
The land is divided into a number of good size fields with access from the public road on the southern boundary. There is a concrete pad near the road.

LOT 2 - 33.21 HECTARES (82.05 ACRES) OF ARABLE LAND AND WOODLAND COLOURED BLUE ON THE SALE PLAN.
The land has access from the public road to the south and from the A140 to the east along Mill Lane. There is a concrete pad located close to the A140.

CROPPING
The normalised rotation that has been adopted is wheat/barley/oil seed rape/wheat/sugar beet. Spring barley and spring beans have also been grown following late harvested sugar beet. TENURE AND POSSESSION

EXCHANGE OF CONTRACTS AND COMPLETION
Exchange of contracts will take place 21 days after receipt by the purchaser's solicitor of a draft contract with a 10% deposit payable.

Completion will be by agreement.

EARLY ENTRY
Early entry on to the harvested land may be available following exchange of contracts and before completion subject to paying a double deposit.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY

The land is for sale subject to all existing rights, including rights of way, whether public or private, light, drainage, water, gas and electricity supplies and other rights, easements, and wayleaves, whether they are referred to in these particulars or not. The following should be noted:-

1. There is a National Grid pylon line running north/south across Lot 1. No annual payments are received as these were capitalized some years ago.

2. There is a gas main running under Lot 1.

3. There are various footpaths crossing the property.

4. There are a number of overhead cables crossing parts of the property for which wayleave payments are received.

5. There is a right of way over the track on the east of Lot 1 and there is a right of way over the track on the northern boundary of lot 2 benefiting an adjoining landowner.

VALUE ADDED TAX
Should any sale of the farm, or any rights attached to it become a chargeable supply for the purpose of VAT, such tax will be payable by the buyer(s) in addition to the contract price.

DISPUTES
Should any dispute arise as to the boundaries or any matters relating to the particulars, or the interpretation thereof, the matter will be deferred to an arbitrator to be appointed by the selling agent.
