Several of the existing outbuildings included within the sale boundary must be removed as part of the conversion.

the rear.

existing cart lodge.

PLANNING PERMISSION
Full Planning Permission was granted by South Cambridgeshire District Council on the 9th August 2022 for the alteration and conversion
of barns to form 2 No. dwellings, erection of cart shed garage and formation of a new access on to the High Street. Reference Number 22/01039/FUL. A copy of the Planning Permission can be viewed on the Council's website link:

Further details are also available from the Vendor's Agent upon request.

ACCESS
A new access and track will need to be installed as part of the conversion. The Purchaser is to install the access track past the sale
boundary, as per the Planning Permission.

The Vendor will be retaining a Right of Way over the existing access, subject to a 'lift and shift' clause for when the new access is built, for all purposes at all times to allow access to their retained property to the rear of the site.

The Purchaser will need to liaise with the relevant service provider to relocate a telegraph pole to install the new access.

SERVICES
Prospective Purchasers are advised to make their own enquiries with the relevant service providers for separate services to be connected to the permitted development.

The Purchaser is expected to install services from A-B, shown on the attached plan, to allow for the Vendor to install services to their
retained property in replace of the services that currently run through the Barns.

EASMENTS, WAYLEAVES & RIGHTS OF WAY
The land is sold subject to and with the benefit of all existing rights, including rights of way, whether public or private, light, support,
drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars.

As stated above, the property will be sold subject to a right of way from the public highway to the rear of the site for all purposes at all times, over the area hatched brown. This right of way will be subject to a 'lift and shift' clause to allow the Vendor to move the right of way when the existing access and track is replaced with the permitted access and track.

METHOD OF SALE
The property is offered for sale by Private Treaty with vacant possession on completion.

The property is for sale as a whole but offers for each Barn may be considered.

EXCHANGE OF CONTRACTS & COMPLETION
Exchange of Contracts to take place 28 days after receipt by the Purchaser's Solicitor of the draft contract and completion will be 28
days after exchange or earlier by agreement. A 10% deposit will be payable on Exchange of Contracts.

ANTI MONEY LAUNDERING LEGISLATION
In accordance with the most recent Anti Money Laundering Legislation, Buyers will be required to provide proof of identity and address to the Selling Agent once an offer has been submitted and accepted (subject to contract) prior to Solicitors being instructed.
