Lot 1 lies to the south of the Cassington Road and is accessed via a short access road. Lot 2 lies to the north and is accessed directly off Cassington Road.

The land comprising Lot 1 is level and attractive and the boundaries delineated by hedgerows and mature trees. Currently in arable production, the land would also be well suited to grazing. A footpath crosses the land.

Lot 2 is to the north the Cassington Road and, like Lot 1, has been part of an arable rotation but could equally be suited to grazing. A Bridleway enters the land at the field access and leaves on the western edge.
