LOCATION Plot 3 lies on the east side of The Street towards the southern end of this elongated village. The parish church is at the northern end and there is a playing field down The Drift on the west side. Much of the surroun-ding land forms part of The Hastings Estate while Swanton Great Wood is an area of ancient woodland to the east. For administrative purposes Barney is paired with Fulmodeston which is a similar village one mile to the south. The market town of Fakenham is 5 miles to the south-west and connected to Holt by the A148 that intersects with the B1354 one mile to the north of Barney near The Crawfish restaurant. The popular north Norfolk coast is 7 miles to the north while Norwich is 23 miles to the south-east.

DESCRIPTION The Plot is level with a kitchen garden area at the far eastern end and is being restored after being used to facilitate building work. The 'hall' building and a brick wall run along the northern boundary with a wooden fence along the eastern one. The further (eastern) part of the southern boundary is a larchlap fence while a row of softwood trees then runs up to an electricity pole in the south-western roadside corner. There is a fruit tree a short way in and the dimensions are at least 90 feet (28 metres) by up to 24 feet (7.3 metres) amounting to about 0.02 hectares or one twentieth of an acre.

TENURE Plot 3 is Freehold land owned by Fulmodeston and Barney Parish Council. Copies of the Registered Title and Plan, together with the form of the current Licence, are available.

PLANNING Under North Norfolk District Council's Local Develop-ment Framework there is a presumption that infill housing will not be permitted in Barney. A Local Plan to replace this has been submitted and this appears to adopt the same stance by excluding Barney from the list of villages for new housing. VIEWING The Plot is still occupied by the licensees who are trying to re-establish the grass and this clearly hasn't been helped by the recent heat and drought. Applicants are therefore asked to view from outside the picket fence on the roadside. It is believed that the greenhouse and movable items belong to the Licensees.
