About this property

Brown & Co offers land for sale by private treaty in Heacham, Norfolk, extending to approximately 0.41 acres (0.16 hectares).

LOCATION
The land is located in Heacham well-regarded coastal village and resort and neighbour of Victorian seaside town of Hunstanton. The area is particularly well served by local amenities including the local schools, supermarkets and a range of retail facilities both in the village and close by.

DESCRIPTION
The land is accessed via High Street and is a level site of vacant land, a former Bowling Green.
The site benefits from a positive pre-application planning response from May 2025, with it being considered that the principle of some form of residential development would be acceptable, subject to appropriate layout, scale, design and consideration of the impact on neighbouring properties. There may be potential for the development of two or more dwellings, although this would be dependent on detailed design proposals demonstrating that the scheme responds appropriately to the character and context of the area and its relationship with surrounding development. This advice was provided under Pre-Application Reference 24/00158/PREAPP, relating to an outline proposal for 2-3 dwellings at Heacham Bowling Club, 9A High Street, Heacham, Norfolk.
Opportunities to acquire land in the village is increasingly rare.

METHOD OF SALE
Guide Price offers in excess of £150,000. The land is offered for sale by private treaty whereby the vendor will consider both conditional and unconditional offers.
The vendor may conclude the sale via informal tender should they wish, parties will be required to complete tender forms for submission before a deadline date.

WAYLEAVES, EASEMENTS & RIGHTS OF WAY
The site is sold subject to and with the benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars.

SERVICES
We understand that services are available nearby. However, we have been advised by the vendor that Anglia Water may object to a new residential application as the Water Recycling Centre currently lacks the capacity to accommodate the additional flows that would be generated by development.

All interested parties are advised to make their own enquiries with the relevant service providers as to the adequacy and capacity of service connections.
