INTRODUCTION
Land at Colne Road Earith, Huntingdon, Cambridgeshire, extending to approximately 6.81 Hectares (16.84 Acres) is offered to let by informal tender on a 3 year 6 months Farm Business Tenancy.

THE LAND
The land comprises approximately 6.81 Hectares (16.84 Acres) of Grade 2 land. The land is currently pasture, but an Environmental Impact Assessment application approved by Natural England in November 2025, means this can be cultivated for the growing of arable crops. It is classified as part of the Milton Soil Classification Series and is suitable for the growing of sugar beet and combinable cereal crops.

It is located to the northwest of Earith on the Colne Road. The Land lies approximately 5 miles northeast from St Ives and 11 miles Northwest of Cambridge, as shown coloured blue on the attached plan.

Access
Access to the land is from Colne Road, as shown coloured brown on the attached plan.

Environmental Impact Assessment decision conditions
The following condition are required to be adhered to for the cultivation of the land into arable use:

1. A 15 metre grass buffer is retained on the eastern boundary.
2. A 6 metre grass buffer is retained on the southern boundary.

A copy of the Natural England screening decision is available from the letting agents.

Basic Payment Scheme
The letting does not include any BPS entitlements or right to claim and future payments.

Environmental Land Management Schemes
The landlord will permit (subject to their prior consent) the land to be entered into a new Sustainable Farming Incentive (SFI) Scheme. The Tenants enter such schemes at their own risk.

Nitrate Vulnerable Zone
The Land is located within an Surface Water Nitrate Vulnerable Zone. The incoming Tenant(s) will be required to adhere to all regulations in that regard.

Wayleaves & Easements and Rights of Way
The landlord will retain all wayleave and easement payments as they affect the Land.

There is a public footpath along the southern boundary.

Sporting & Timber Rights
The sporting and timber rights will be reserved to the Landlord.

Outgoings
The incoming Tenant(s) will be responsible for all drainage charges and any other outgoings from the commencement of the Tenancy.

TENANCY AGREEMENT
The land is to be let under a 3 year 6 months Farm Business Tenancy and the requisite Notices will need to be exchanged prior to the letting. The Tenancy will make provision for the following matters amongst others: -

a) The tenancy will be granted to an individual who will be personally responsible for farming the land (either on his/her own account or as a Partner or Director of a farming business)

b) The Tenancy will commence on 25th March 2026 and expire 28 September 2029 and continue thereafter year to year until Notice is given by either party.

c) Rent will be payable half yearly in advance on the 25th March and 29th September in each year, the first payment being due on the commencement of the tenancy

d) The rent will be capable of review in accordance with the Agricultural Tenancies Act 1995

e) The Tenant will be required to crop the holding in accordance with Good Agricultural and Environmental Condition (GAEC) standards.

f) No Genetically Modified or Maize crops are to be grown on the holding

g) The incoming Tenant is to hold suitable public liability insurance (minimum £5,000,000)

h) The Land is let on a full repairing and insuring basis. The Tenant will be required to put and keep the land in good tenantable condition

i) The Tenant shall not be able to assign or under-let or share possession of the land or enter into any cropping licences with third parties

j) The Tenant will be required to use the land solely for agricultural purposes, specifically the growing of crops.

VAT
The Landlord reserves the right to charge VAT on the rent. The land is not currently opted for VAT.

Prospective Tenants may view the land at their own risk with this document in hand.

CONDITIONS OF TENDER
1. Tenders to be for a fixed sum of money and not a sum of money calculable by reference to any other tender.
2. The Landlord reserves the right not to accept the highest or any other tender.
3. Potential Tenants will be advised of their success or otherwise of their tender within ten working days, subject to satisfactory references being obtained if necessary.
4. Potential Tenant(s) will be bound by their tender as soon as their tender has been accepted and they are notified of their success.
5. The successful Tenant(s) will be required to sign a Farm Business Tenancy Agreement to be prepared by Brown & Co. acting for the Landlord.
6. References may be required.
