About this property

Detailed Description

DESCRIPTION & PLANNING

The property forms a residential development site of approximately 1.92 acres (0.78ha) with planning consent for 15no. dwellings including 2no. barn conversions. The site is a former agricultural yard comprising redundant agricultural buildings located at Trafford Farm, to the north-east of the village of Carlton-le-Moorland.

Two planning permissions have been obtained on the site to form the residential development:
- 22/1563/OUT (Erection of 6no. dwellings - outline application with access and layout for consideration)
- 24/1035/FUL (Hybrid planning application seeking full planning for the conversion of agricultural buildings to 2no. dwellings and outline planning for 7no. residential dwellings - with access and layout for consideration).

Application 22/1563/OUT comprises 3no. detached dwellings and 3 further dwellings linked in a courtyard composition. Application 24/1035/FUL comprises 2no barn conversions, 2no. detached dwellings and a row of 5 terraced properties. The site benefits from two accesses; one to the north-eastern corner of the site off Bassingham Road and the other to the south of the site off Broughton Road. The dwellings with outline permission are indicative in design and subject to detailed design at Reserved Matters stage.
