Outline planning permission was granted by the Borough Council of King's Lynn and West Norfolk under reference 25/00326/O for the erection of a self-build dwelling.
This plot benefits from a generous frontage and depth, allowing flexibility in design and is to be accessed via a newly proposed private entrance off Magdalen Road. The dwelling must be constructed as a self-build home, with the first occupant having had a primary input into its design and committing to reside there for a minimum of three years. Development must comply with the Flood Risk Assessment (ECL1454, Feb 2025), including raised floor levels (minimum 1m above ground), flood-resilient construction up to 300mm above floor level, and no ground floor sleeping accommodation. The Buyer is to be responsible for installing a new access to the plot by culverting an existing ditch using a 600mm diameter pipe. The culvert is designed to support vehicular access to the plot.

Located on the southern side of Magdalen Road on the eastern edge of the village of Tilney St. Lawrence, the plot lies opposite Tilney St. Lawrence village hall and play areas and is located near local amenities and services in the village and neighbouring Terrington St. John.
King's Lynn is located approximately 7 miles away to the north, offering a full range of services and transport links including a mainline railway line offering regular services to Ely, Cambridge and London King's Cross.
