The offering includes approximately 40.61 acres (16.43 hectares) of bare land for sale as a whole or in two lots.

Lot 1: A single block of pasture land extending to approximately 28.46 acres (11.52 hectares), which benefits from direct access off Gravel Drove, an adopted public highway. The land has been laid to pasture and has not been cultivated since 2016.

Lot 2: A single parcel of permanent pasture land extending to approximately 12.15 acres (4.92 hectares), including a pond located near the northern boundary. Access is obtained via an unmade track to the south of Lot 1, connecting to Gravel Drove.

The land is designated as Grade 2 and Grade 3 land with the soils belonging to Peacock soil association which is described as being deep humose calcareous clayey and non-calcareous fine loamy over clayey soils.

METHOD OF SALE
The Property is offered for sale by Private Treaty as a whole or in two lots.

OVERAGE
Lot 2 is subject to an existing Overage Agreement. The Agreement is for a period of 80 years with a value uplift of 50%. and commenced November 2012. The Overage will be triggered upon the implementation of planning permission for anything outside the Primary Use, or upon disposal with the benefit of such planning permission. the Primary Use covers agriculture, wetland habitat, equestrian, and the ability to erect structures used ancillary to the stated use.

Location
