INTRODUCTION & THE FARM

The letting of the land at Hopton provides an unusual opportunity to rent a productive east Norfolk arable holding of circa 96.48 hectares (238.40 acres) under a Farm Business Tenancy agreement.

The holding is located in and around Hopton, Norfolk, approximately 5 miles south of Great Yarmouth and 25 miles east of Norwich.

The holding is being offered to let for an initial term of five years. The holding offers large scale commercial farming over part grade I and part grade II land in good sized fields.

The Wick 3 land is identified as being deep well drained coarse loamy often stoneless soil.

The farm has a rotation of combinable cropping, sugar beet and potatoes. Consent will be granted for up to 47 acres of land to be grown under licence to facilitate specialist cropping each year, as set out in the accompanying heads of terms.

METHOD OF LETTING
The land at Hopton is to be let under a Farm Business Tenancy from 6th April 2026 to 10th October 2031. There will be provision in the agreement for a rent review from 29th September 2028. The rent will be payable half yearly in arrears.

The letting is to be by informal tender as a whole. A separate tender pack including the tender forms is available from the agents. Tenders must be received at the Norwich office of Brown & Co by 12noon on Wednesday 1st April 2026.

As well as taking into account the rent tendered by the prospective tenants; the owners will be keen to understand the applicants proposals in relation to farming approach and proposed cropping.

SHOOTING RIGHTS
The shooting rights are reserved to the Landlord. There will be no requirement for cover crops.
