Detailed Description

Fen Farm presents an excellent opportunity for a Tenant to take on an established and well-equipped grassland holding in a quiet West Norfolk location. The land extends to approximately 58.40 acres (23.64 hectares) of permanent grassland in a single block, with the accompanying yard and buildings area totalling approximately 0.73 acres (0.29 hectares).

The majority of the land is to the north of Watery Lane and extends to approximately 52.76 acres (21.35 hectares). This block comprises established grassland together with a concrete and crushed limestone yard area, which offers a range of steel portal-framed agricultural buildings currently configured for the rearing of livestock. To the east of the yard is a steel portal-framed, open-fronted shed, providing storage for bedding and forage with direct access to both the yard and adjoining pasture. The land benefits from stock-proof perimeter fencing, with additional internal fencing dividing the fields into manageable grazing paddocks. Access to the main block and yard is taken from Fen Lane shown hatched brown on the accompanying plan.

Open-Fronted Livestock Barn
An open-fronted livestock barn of concrete floor construction with blockwork walls and timber cladding elevations beneath a fibre cement roof incorporating translucent roof lights. Internal dividing gates are fitted to create separate stock holding areas. The building benefits from an electricity supply.

Livestock Housing Building
A substantial livestock building constructed on a concrete floor with a steel portal frame, blockwork lower walls and fibre cement cladding above. The roof is fibre cement with UPVC guttering. External feeding troughs are positioned along the yard elevation, and the building is served by a mains water supply.

Open-Fronted General Purpose Store
An open-fronted, mono-pitched storage building of steel portal frame construction, clad in profiled metal sheeting. The building has a hardcore floor and is suitable for general agricultural storage.

Livestock / Agricultural Building
A livestock/agricultural building constructed with a steel portal frame, concrete floor, blockwork walls and timber cladding to the elevations, providing durable and functional livestock accommodation.

Location

Fen Farm is situated in West Norfolk, to the south of the village of Pott Row, and within close proximity of the market town of King's Lynn, which lies approximately seven miles to the west. The location offers convenient access to local services and transport links, while retaining a peaceful, rural setting.

Viewing

The property will be available to view on a designated viewing day on Friday 8 May 2026 from 10am onwards. 

Attendance at the viewing day is compulsory if you wish to apply. Please register your interest with the Letting Agents prior to the viewing day. 

On the day, please ensure that you register your arrival with the Letting Agent representative as proof of your visit and have a set of these particulars to hand. The property is currently a working farm and viewers should be vigilant whilst on the holding. It is requested that appropriate biosecurity efforts are made by viewers when attending. The water and electricity will be appropriately apportioned to the Tenant based on usage.

EASEMENTS, WAYLEAVES, RIGHTS OF WAY & ACCESS
The land is let subject to and with the benefit of all existing wayleaves, easements and rights of way, public or private, whether specifically mentioned or not. 

Access to reach the land will be over a shared access track through the neighbouring yard. The Tenant will be responsible for a fair and reasonable proportionate share of the cost of maintaining, repairing and replacing the track according to user. 

METHOD OF LETTING 
The land is being offered To Let via Informal Tender on a five  year Farm Business Tenancy. 

Tenders should be submitted no later than 12 noon on Friday 5th June to Brown&Co, King's Lynn. Tenders must be submitted on the Tender Form available from the Letting Agents. The envelope should be clearly marked 'Land at Fen Farm, Pott Row, FBT Tender'. Tenders not so marked are liable to be opened before the Tender Date. 

All Tender applications will request details of the farm business, previous experience of the tenant, the tendered rent, a proposal of the system to operated from the holding and appropriate references.  

All Tenders shall be Subject to Contract and should clearly state any particular conditions under which the offer is made. 

The Landlord reserves the right not to accept the highest, or indeed, any offer. 

IMPORTANT NOTICES TO PROSPECTIVE TENANTS 
The Clan Trust is a well established Norfolk based charity committed to supporting young farmers, science in agriculture and outreach for the elderly in the area. Applicants will be expected to have a knowledge of the Trust and its objectives. Further details are available online at www.clantrust.org

There is no absolute criteria for the type of tenant  sought, but in practice individuals will be expected to offer a commercial market rent and propose a sustainable livestock system suitable to the type of holding with consideration for its long term health and condition.  Individuals who can provide a detailed business plan with financial forecasts and demonstrate their proposals align with the Charity's purpose(s) may be favoured as their association with the Charity is important. The Clan Trust would strongly welcome new entrants with the appropriate knowledge, business capability and financial resources to apply for the tenancy.

A shortlisting process will be undertaken by the Trustees of The Clan Trust, and applicants who are successfully shortlisted will be invited to interview during the week commencing 15 June 2026.

FARM BUSINESS TENANCY
The Holding will be let on a Farm Business Tenancy (FBT). The basic tenancy terms will make provision for the following (amongst others): 

1. Commencement Date: 11th October 2026 

2. Term: Five years ending 10th October 2031

3. Rent: Payable in two equal instalments in advance on 11th October and 6th April in each year. 

4. Subletting will not be permitted. 

5. Rent Reviews: To be conducted in accordance with the Agricultural Tenancies Act 1995 no more often than every three years and on either party serving 12 months' notice of their intention for the rent to be reviewed. 

6. Repair and Insuring Obligations:  The Tenant will fulfil the obligations as laid on the Tenant and the Landlord those laid on the Landlord by Parts I and II of the Schedule 1 to the Agriculture (Model Clauses for Fixed Equipment) (England) Regulations 2015 as they may be amended or replaced from time to time. A copy of the Model Clauses is available from the Letting Agents.

7. Sporting, Mineral, and Timber Rights are all excluded from the Letting. 

PLANS & AREAS
These are prepared as carefully as possible by reference to OS data and the Rural Land Registry. The plans are published for illustrative purposes only and although they are believed to be correct their accuracy cannot be guaranteed. The Landlord reserves the right to amend the  boundaries indicated in these particulars. 

DISPUTES 
Should any dispute arise as to the boundaries or any matters relating to these particulars, or the interpretation thereof, the matter will be referred to an Arbitrator appointed by the Letting Agents.
