DESCRIPTION
The property extends to approximately 3.03 hectares (7.50 acres) of arable land and benefits from road frontage.

The land is classified as Grade 3 under the Ministry of Agriculture Land Classification and falls within the Wallasea 2 soil series which is described as deep stoneless clayey soils calcareous in places and being capable of growing winter cereals and some sugar beet.

At the date of marketing the property, the land comprises a crop of oilseed rape. Following the 2026 harvest, the land will be cropped with winter wheat.

The property is located off Owes Lane, approximately 1 mile south of the village of North Somercotes and approximately 6.6 miles north-east of the market town of Louth.

Method of Sale
The property is being marketed for sale by Informal Tender. The tender deadline is 12 noon on Friday 28th August 2026. The vendor reserves the right to conclude the sale by an alternative method at their discretion.

2. Tenders should be submitted in the prescribed form. Copies of the form are attached.

3. Tenders must be for a precise sum of pounds sterling. It is advised that tenders should be for an odd figure to avoid the possibility of identical bids.

4. No tender will be considered which is calculated only by reference to another tender.

5. The Seller does not undertake to accept the highest or indeed any tender.

6. Full name and address of both the prospective Buyer and their solicitors should be provided with any tender.

7. All tenders must include evidence of finance for the purchase and further particulars will be expected before an offer is accepted.

The purchaser will be required to exchange contracts within 28 working days of receipt of the draft contract by the purchaser's solicitor, with completion by arrangement. A 10% deposit will be payable on exchange of contracts.
