The land at Trunch offers purchasers the opportunity to acquire a versatile block of gently undulating and resilient arable land with excellent road frontage.
The land is all of good quality being primarily Grade 2, although with an area of Grade 1 and capable of producing good yields (approximately 4 tonne/acre for second winter wheat summer 25) with root crops in the rotation. The soil is part of the Wick 2 series being a deep free draining slightly acid loam.

We are advised that in the eighties the land was partially drained, although plans are not available.
LOT 2 (shaded pink on the sale plan)
Extends to approximately 5.68 hectares (14.05 acres) and is situated to the south west of Lot 1. The land is bordered by hedges and trees providing clearly defined boundaries. There are two points of access from Brick Kiln Road and good road frontage.
Note. There is a small strip of unregistered land to the east.
GENERAL REMARKS & STIPULATIONS:
METHOD OF SALE
The land is offered for sale by informal tender, as a whole, or in lots. The informal tender is on the following terms:
1. All tenders must reach the office of Brown&Co, Norwich Office, The Atrium, St. George's Street, Norwich, Norfolk, NR3 1AB no later than 12 noon on 9th October 2025. No late tenders will be considered.

2. Tenders should be submitted in the prescribed form and clearly marked "Tender for Land at Trunch".
3. Tenders must be for a precise sum of pounds sterling. It is advised that tenders should be for an odd figure to avoid the possibility of identical bids.
4. No tender will be considered, which is calculated only by reference to another tender.
5. The offer should be fixed and not escalating nor relating to any other offer.
6. The seller does not undertake to accept the highest or indeed any tender.
7. Full name and address of both the prospective purchaser and their solicitors should be provided with any tender.
8. All tenders must include evidence of finance for the purchase and further particulars may be required before an offer is accepted.
9. Completion sought by 25th November 2025.

TENURE & POSSESSION
The property is offered for sale freehold with vacant possession upon completion.
INGOING VALUATION
In addition to the purchase price, the Purchaser(s) will be required to takeover and pay for the growing barley crop and other tillages, post-harvest sprays and other acts of husbandry to include costs of all cultivations and operations in accordance with CAAV costings or contractor costs.
Enhancement will be charged on all crops after January 1st 2026 at £35 per acre per month from the date of sowing to completion. Hay and straw at market value. All purchased stores including fertilisers, seeds, sprays, feeding stuffs, fuel and oils etc. to be charged at cost.
Tenant right shall be paid for immediately once the valuation is agreed with interest at 4% over Barclays Bank plc base rate at the date of valuation from exchange of contracts on to date of payment. Should the valuation not be agreed within four weeks of exchange of contracts, the matter will be referred to the decision of a single Arbitrator to be appointed by agreement or in the event of a dispute by the President of the Royal Institution of Chartered Surveyors.
WAYLEAVES, EASEMENTS & RIGHTS OF WAY
The land is sold subject to and with the help and benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars. In particular:
- Overhead power lines cross both lots.
Lot 2: We are advised that there is a right of access for the neighbouring farmer to pass along the track as noted on the sale plan.
- There is an Anglian water supply along the southern boundary
VALUE ADDED TAX
Should any sale of the land or right attached to it become a chargeable supply for the purpose of VAT, such tax shall be payable by the purchaser in addition to the contract price.
DESIGNATIONS
The land is within an Area of Outstanding Natural Beauty (AONB) and within a Nitrate Vulnerable Zone (NVZ).
DISPUTES
Should any dispute arise as to the boundaries or any points concerning these particulars, schedules, plans or interpretation of any of them, the question will be referred to an arbitrator appointed by the selling agent, whose decision acting as expert shall be final.
The purchaser shall be deemed to have full knowledge of all boundaries and neither the Seller nor the Sellers' Agents will be responsible for defining the boundaries or the ownership thereof.
