Road, and another off Wellingham Road. It is generally level and

The site benefits from two full planning permissions from
Breckland Council each for eight houses with accesses from both
Weasenham Road and Wellingham Road.

The scheme off Wellingham Road has full planning permission Ref.
3PL/2022/0340/D for eight semidetached houses, four of which are
two-bed and extend to 861sq ft, and four are three-bed extending
to 1,065 sq ft.

The scheme off Weasenham Road has full planning permission Ref.
3PL/2022/0371/D for two semi-detached properties of
approximately 775 sq ft, and two of 861 sq ft, together with four
detached houses of 1,130 sq ft.

Between the rows of houses in the centre is an area of open space
with a proposed outdoor play area together with an area of
undeveloped grassland.

Location

Litcham is a small village in Breckland, located approximately 6.2
miles northeast of Swaffham and 20 miles west of Norwich along
the B1145. The site is located to the north of Litcham village, just
past the school.

varies the original Section 106 to reduce the amount of affordable

dwellings.

The site is subject to a Section 106 overage mechanism requiring
an open-book viability review, under which 50% of any developer
profit above 17.5% is payable to the local authority, capped at a
sum equivalent to 27.5% of the total dwellings at £50,000 per unit.

As the Section 106 relates to both planning permissions, the sites
cannot be developed independently and therefore the site is for
sale is available as a whole with full planning permission for 16
dwellings.
