The site fronts on to John Clark Way and backs on to the former railway line now an important "Greenway" corridor and nature reserve. The Site falls from the north east to the south west from about 70m to 67m.

Access to the site will be via a new junction from John Clark Way to be constructed in accordance with the detail shown on the Site Access Plan - Option 2 (Ref: 18836-John-5-103 Rev A) acopy of which will be found in the Data Room.

Location

Well located with easy access to the Town Centre Shops, Community Facilities and local schools and excellent links providing access to the main roads serving the wider region including the A6, A45, A14 and the M1 Motorway network.

The Site comprises the remaining parcel of undeveloped land on the John Clark Way Estate extending between the Town Centre to the south west and the A6 to the north east which has been developed over recent years with a range of housing by Connolly Homes and Bellway Homes, plus some employment uses all taking full advantage of the location.

RUSHDEN
Located within the Nene Valley, the Town is now one of the largest in Northamptonshire with a population in excess of 32,000 and expected to increase substantially during the next few years with the proposed urban expansion beyond the A6 Bypass. PLANNING
Outline Planning Permission has been granted (on appeal) for the erection of 39 dwellings, with all matters reserved except access. A copy of the Appeal Decision Letter (Appeal Ref: APP/M2840/W/23/3323136 and dated 25th June 2024) together with the S106 Agreement are available in the Brown & Co Data Room.

The S106 Agreement includes provision for 30% affordable housing, bus passes and financial contributions towards healthcare, libraries and mitigation for any harm that could be caused to the SPA. It also sets out requirements relating to the provision of open space - a matter to be addressed at Reserved Matters stage.

Although an Illustrative Site Layout Plan showing a development of 2 Blocks providing a total of 16 x 1 Bed and 23 x 2 Bed was submitted to the Inspector, the appearance, layout and scale of development all remain reserved matters with the Inspector commenting this illustrative material suggests one way in which the Site could be developed but this may not be the final form proposed.
