TENURE
Knights Farm is being offered on a six year Farm Business Tenancy commencing on 1st October 2026.

LOTTING
To Let by Informal Tender as a whole or in up to 2 Lots.

Lot 1
Lot 1 comprises approximately 183.55 acres (74.28 hectares) of pastureland along with two agricultural buildings, an enclosed General Purpose building 14.75m x 30m with a concrete floor and part height block walling and a Dutch Barn 7.4m x 22.5m. This lot can be seen shaded Pink on the plan.

Lot 2
Lot 2 comprises approximately 131.82 acres (53.35 hectares) of pastureland along with a traditional open fronted brick building. This lot can be seen shaded Blue on the Plan.

TENANCY AGREEMENT
The basic tenancy terms will make provision for the following (amongst others):
a) The tenancy will commence on the 1st October 2026 for a term of six years.
b) The incoming tenant will be required to hold suitable Public Liability Insurance.
c) The holding will be let on a full repairing lease.
d) The tenant shall not be able to assign or sub-let the tenancy.

ACCESS
Lot 1 is accessed off Lower End and via the track shown shaded Brown on the plan. Costs of maintenance of the track will be shared with Knights Barn in the same ownership.

Lot 2 is accessed off Burton Hills Road.

FORM OF TENDER
Applicants should complete the tender form attached hereto and return the same to Brown & Co, 6 Manor Park, Banbury, OX16 3TB. Tenders should be submitted by 12 noon on Wednesday 2nd September. Tenders should be for the total annual rent offered and should be for a given sum and should not be made by reference to other tenders. No escalating bids will be accepted.

Prospective tenderers are advised to mark their tenders clearly on the outside of the envelope with the wording "Tender - Knights Farm, Avon Dassett". It is suggested some other form of identification be added to the envelope so that you can check receipt at our office. The Landlord does not undertake to accept the highest or any tender received.
