The land at Thurland's Drove comprises productive bare arable land, extending to approximately 43.51 acres (17.61 hectares) split into five adjoining parcels. Access is available directly off road frontage at Thurland's Drove.
The land is classified as Grade 1 and the soil belongs to Wisbech classification described as deep stoneless calcareous coarse silty soils. Generally, this soil type is deemed suitable for growing a range of combinable and root crops. The land has been left fallow for the last year and we understand the back cropping was Fodder Beet (2025), Spring Barley/ Potatoes in field 6 (2024) and Spring Barley (2023).
OPPORTUNITY TO EXTEND
Subject to satisfactory performance, there may be an opportunity for the successful tenant to continue farming the holding beyond the 3-year initial term, together with an additional neighbouring 38 acres of land.
EARLY ENTRY & HOLDOVER RIGHTS
By agreement, early entry may be possible to undertake autumn land work and cultivations. Holdover Rights in the final year may be available where it is practical for both parties and necessary for the growing of the final crop.
OUTGOINGS
Drainage rates will be the responsibility of the Tenant and apportioned at the commencement of the tenancy. These are payable to Upwell Internal Drainage Board.
METHOD OF LETTING
The land is being offered To Let by Informal Tender for three years. Tenders should be submitted by 12 noon on Friday 25th September 2026 to Brown & Co, Market Chambers, 25-26 Tuesday Market Place, King's Lynn, Norfolk, PE30 1JJ. Tenders must be submitted on the Tender Form available from the Letting Agent. The envelope should be clearly marked 'NCC Upwell Marmont Priory Estate Tender'. Tenders not so marked are liable to be opened before the tender date. All Tenders shall be Subject to Contract and should clearly state any particular conditions under which the offer is made. Offers
should not be linked to any other Tender. The Landlord reserves the right to not accept the highest, or indeed, any offer.
Location
The holding is located in the West Norfolk fenland area and is situated to the west of the village of Upwell, off Thurland's Drove. The land is approximately 4.5 miles south of Wisbech, and 5.5 miles north-east of March.

Terms
FARM BUSINESS TENANCY
1. Term date: 11th October 2026
2. Term: Three Years
3. Rent: Payable six monthly in arrears on 10 October and 5 April of each year with the first rent day being on 5 April 2027
4. The Tenant will be responsible for maintaining all boundaries on the land and cutting all hedges and dykes in accordance with good practice, in addition to the maintenance of any tracks.
5. There is to be a bar on assignment or sub-letting.
6. The Tenant will be responsible for insuring their own crops and maintaining Public Liability Insurance of no less than £10,000,000.
7. Sporting, Mineral and Timber Rights are all excluded from the Letting.
