Low Barn Farm Nutrient Neutrality

The Low Barn Farm Nutrient Neutrality Credit Scheme is a strategically located mitigation project within the River Yare catchment in Norfolk, that has been established to support residential and commercial development affected by nutrient neutrality requirements. The scheme is based on the conversion of intensively managed arable land into a combination of temporary grass leys and permanent pasture, delivering measurable reductions in nutrient losses to the water environment.

By removing arable cultivation and associated fertiliser inputs, the project generates verified nutrient reductions that can be translated into nutrient neutrality credits. These credits can be used to offset the nutrient impacts of new developments located anywhere within the River Yare catchment, as identified on the Brown & Co catchment map, helping developers satisfy planning and regulatory requirements while enabling sustainable growth.

The project currently offers four categories of nutrient credits:

• Temporary Nitrogen Credits
• Permanent Nitrogen Credits
• Temporary Phosphate Credits
• Permanent Phosphate Credits

This range of credit types provides flexibility for developers seeking mitigation solutions that align with their planning obligations, project timescales and budget requirements. Credits are available for immediate allocation, allowing developments to progress without the delays often associated with identifying and securing bespoke mitigation opportunities.
