Brown&Co Property & Business Consultants, are increasingly being instructed to act on behalf of businesses, occupiers, investors and landlords to assist in the search and acquisition of property. The rise of this service has principally been caused by the tight market supply of available freehold property.

Purchasers are at times left frustrated that they either miss out on a potential purchase due to simply not being aware of opportunity or being too busy with the running of the day to day business, meaning that their focus is not on the market. In a tight market such as we are in, many property sales can be completed in a short period of time as agents sometimes have existing purchasers on their books which often results in a quick deal being completed particularly if the vendor wants certainty. As a consequence, new entrants can be a step, behind.

Many of our existing retaining clients simply do not have the time to research and appraise availability in the market or have a full understanding of value or worth. This is where we, acting as your retained agents to take the time and pressure from the client and undertake this time-consuming market research and negotiation.

Our commercial property acquisition advice starts with an overview of the business requirements and considers the future by including both expansion and possible exit strategies. We need to fully assess and understand the initial business needs and assist in the strategic decisions. Once this stage is complete we will evaluate your commercial property options and advise you on the opportunities available along with the cost benefits of a shortlist of suitable properties. Our search will include both on and off market opportunities, and where appropriate we will make direct approaches to property owners.

With the shortlist of options we will appraise each commercial building based on the initial client criteria and requirements ahead of a summary meeting with the client. Once the client has confirmed the property of choice we engage and negotiate with the owner/selling agent to agree contract terms for submission to legal representatives. Our role does not finish at this point either, as we will deal with any further property issues with the contract to ensure the purchase continues to exchange of contracts as soon as possible.

Delivery of a property can take from a couple of months for an existing building to a couple of years for a design and build so early engagement with one of our agents is advisable.
