INTRODUCTION & LOCATION
The land south of Loddon extends to approximately 16.04 hectares (39.64 acres) in total. It presents purchasers with the opportunity to acquire an attractive block of grassland and marsh with handling facilities to the centre of the holding. The property is located just south of the market town of Loddon, being approximately 10 miles south east of the Cathedral City of Norwich and approximately 7 miles north west of Beccles, on the A146 Norwich to Beccles Road.

The main entrance is approximately 0.9 miles from the Hales roundabout travelling towards Norwich and on the left-hand side.

DESCRIPTION
The grazing provides an attractive green corridor just south of Loddon with a mosaic of habitats including a range of high to lower quality grazing marshes, areas of copse, scrub and drier grassland.

The parcels following the eastern boundary give the driest grazing whilst those further west are lower lying with the land divided into parcels by a network of dykes and ditches over which there are crossing points. Through the centre of the holding is an IDB maintained drain which is also fed by a network of small springs. Water for stock is available from the IDB drain which we are advised flows all year. To the heart of the holding there is also a well-positioned corale providing ease of stock movement and handling.

GENERAL REMARKS & STIPULATIONS
METHOD OF SALE
The property is offered for sale by private treaty as a whole. If a prospective purchaser is interested in part of a lot they are invited to discuss their requirements with the selling agents.

TENURE & POSSESSION
The freehold is available subject to a grazing licence to the 5th October 2026.

EXCHANGE OF CONTRACTS & COMPLETION
Exchange of contracts will take place within 21 days of receipt by the purchasers' solicitor of a draft contract with completion no later than 28 days thereafter. A deposit of 10% of the purchase price will be payable on exchange of contracts.

COUNTRYSIDE STEWARDSHIP AGREEMENT
The property is entered into a Mid-tier Countryside Stewardship agreement (ref 827035) which includes other land and runs until 31st December 2026. The vendor will retain the 2026 payment in full.

The purchaser may be obligated to take on the obligations of the scheme from completion and indemnify the agreement holders for any losses arising through non-compliance.
