Lot 1 - Decoy Farm

Extending to approximately 279.09 acres (112.95 hectares) in total, including approximately 275.13 acres (111 hectares) of Grade 2 and 3 arable land, farmyard and range of farm buildings (Building 1 & 2).

Decoy Farm has its own 10,908 m3 spray irrigation abstraction Licence (Licence Number: AN/032/0011/032).

The main access to Decoy Farm is owned by the sellers, however it is shared with the adjoining fishing club. The areas hatched black on
the Decoy Farm Sale Plan are not included in the Sale and belong to the fishing club.
