LOCATION AND SITUATION
The land is located adjacent to Walsham Le Willows, situated on the south eastern edge of the Village.

THE PROPERTY
The property comprises 3.63 hectares (8.98 acres) of grassland. The land has been used to take cuts of hay.
The land is classified as being Grade 3. The soil is listed in the Soil Survey for England and Wales as belonging to the Beccles 1 series and is described as slowly permeable seasonally waterlogged fine loamy over clayey soils.

GENERAL REMARKS AND STIPULATIONS
ACCESS
The land is accessed via a track leading off Jolly's Way, past Plantation Cottages. The route of access is indicatively shown coloured brown on the sale plan. The Seller, and his family before, have been utilising this track to access this and other land in their ownership over many years and this is supported by a Statutory Declaration dated 22nd July 1983. A further Statutory Declaration can be provided by the current owner on completion.

METHOD OF SALE
The land is for sale by Informal Tender on the following terms:
1. All offers must reach the office of Brown & Co, West Wing, Linden Square, 146 Kings Road, Bury St Edmunds, Suffolk, IP33 3DJ no later than 10am Tuesday 14th July 2026. Email Tenders sent to nicholas.staton@brown-co.com are preferred.
2. Tenders should be submitted in the prescribed form. Copies of the form can be obtained from the Selling Agents.
3. Tenders must be for a precise sum of pounds sterling. It is advised that offers, should be for an odd figure to avoid the possibility of identical bids.
4. No tenders will be considered which are calculated only by reference to another offer.
5. The Seller does not undertake to accept the highest or indeed any offer.
6. Full name and address of both Purchaser and Solicitor should be provided with any offer.
7. All tenders must evidence the finance for the purchase and further details may be required before an offer is accepted.

LAND DRAINAGE
The land benefits from under drainage. Further information can be obtained from the Selling Agents.

EXCHANGE OF CONTRACTS & COMPLETION
Exchange of contracts will take place 21 days after receipt by the Purchaser's Solicitor of a draft contract with a 10% deposit payable. Completion will be 28 days thereafter.

VAT
Should the sale of the land or any right attached to it, or any right attached to it becomes chargeable supplied for the purposes of VAT, such tax will be payable by the buyer(s) in addition to the purchase price.

The Purchaser will be deemed to have full knowledge and have satisfied themselves as to any planning matters that may affect the property.

BOUNDARIES
The Buyer(s) shall be deemed to have full knowledge of all boundaries and neither the Seller nor the Selling Agents will be responsible for defining boundaries nor their ownership.

DISPUTES
Should any disputes arise as to the boundaries or any matters relating to the Particulars, or the interpretation thereof, the matter will be referred to an Arbitrator to be appointed by the Selling Agents.
