The land west of Wood Norton Road extends to approximately 19.86 hectares (49.08 acres) in total and presents purchasers with the opportunity to acquire an attractive block of arable land, currently managed with an environmental focus. DESCRIPTION
Accessed directly from Wood Norton Road, a Council maintained highway, the arable land at Foulsham forms a single block which has been managed in compartments.

The land, which was formerly part of Foulsham airfield, is gently undulating providing broad views across the land to the east before softly sloping towards the Internal Drainage Board maintained watercourse. The southern part of the field in particular is well sheltered by a tree belt which runs along the southern boundary and an infield copse which runs in an east to west direction.

The land is identified as grade 3 by the Provisional Agricultural Land Classification and listed in the Soil Survey of England & Wales as predominantly 572N of Burlingham 1 Series described generally as being deep coarse and fine loamy soils with slowly permeable sub-soils mostly suited to a combinable crop rotation.

The land has been managed with a wholly environmental focus over a number of years and it is included within a 5-year Countryside Stewardship Scheme which commenced on the 1st January 2018. The agreement includes other land that is not being sold, but the way in which the options will be split has been determined and this will produce an annual income over the land to be sold of approximately £10,642 per annum for the remainder of the term of the agreement.

If a purchaser sought to manage the property in a different way they are invited to discuss their requirements with the selling agent.

The land has been farmed using a contractor. The contractor may be interested in continuing this arrangement with a purchaser for ease of management.

COUNTRYSIDE STEWARDSHIP AGREEMENT
The land is sold subject to the Countryside Stewardship Agreement (Agreement No: 496121) with an agreement end date of 31/12/2022 and which includes other land belonging to the Vendors.

The purchaser will be obligated to take on the obligations of the scheme from completion and indemnify the Vendors for any losses arising through non-compliance.

BASIC PAYMENT SCHEME (BPS)
The Vendors have claimed the Basic Payment over 18.41 hectares of the land. The vendors will make an application to transfer 18.41 entitlements to the purchaser as soon as is reasonably practical following completion.

The purchasers will be responsible for cross compliance from completion to 31st December 2021 if the vendors claim on the 2021 entitlements and will indemnify the Vendors for any losses arising as a result of their non-compliance that results in a penalty or reduction in their payment under the Basic Payment Scheme. The vendors will retain the benefit of the 2021 Basic Payment if claimed by them.

There is to be no retention of the sale price for the entitlements.
