INTRODUCTION
Fowes, Manor and Red House Farms extends to approximately 252.18 hectares (623.17 acres) with two sets of farm buildings including approximately 1,280 tonnes of grain storage, concrete hardstanding, general purpose building / workshop and a small office / general store room with WC facilities.

The Farm includes 236.04 hectares (583.29 acres) of productive grade 2 arable land and 8.18 hectares (20.23 acres) of mixed woodland plantations.

THE ARABLE LAND
A productive arable Farm lying primarily in one parcel with good access from the public highway and internal farm tracks many of which are concreted.

The land is currently being farmed to a high standard through a Contract Farming Agreement. The current Contractor, Philp Farm Contracts Ltd, is very interested in continuing with this arrangement subject to agreeing terms with a Purchaser. Please contact the Vendor's Agent for further information.

The land extends to approximately 236.04 hectares (583.29 acres) and has strong commercial production potential. The land has been farmed under a traditional combinable crop rotation focusing on the growing of cereals including Winter Wheat and Spring Barley with parts of the Farm having been in continuous cereals for the last 35 years.

However, the land also has potential for regenerative farming systems and opportunities within natural capital services.

The field sizes across the land are of a good commercial size and the majority are surrounded by mature hedgerows.

The land provides an ideal opportunity to purchase a significant parcel of productive Grade 2 arable land as described on the provisional DEFRA Agricultural Land Classification Map.

The soil is mainly of the Hanslope soil association described by the Soil Survey of England and Wales as slowly permeable calcareous clayey soils. Some slowly permeable non-calcareous clayey soils, suitable for winter cereals with some other arable crops.
