INTRODUCTION
Tye Green Farm extends to approximately 180.05 hectares (444.94 acres) in total with a range of Farm buildings including approximately 1,250 tonnes of grain storage, concrete hardstanding, Dutch barn and a general purpose building.

There is 155.09 hectares (383.21 acres) of productive Grade 2 & 3 Arable Land, 11.49 hectares (28.37 acres) of mixed woodland plantations, 6.68 hectares (16.52 acres) of grassland and 0.99 hectares (2.43 acres) of fishing lake. The remaining area, approximately 5.80 hectares (14.41 acres), includes buildings, tracks, former off-road driving course and areas of scrub.

THE ARABLE LAND
A productive arable Farm lying primarily in two blocks with good access from the public highway and via internal Farm tracks.

The land is being farmed to a high standard through a Contract Farming Agreement. The current Contractor, Mr D McGowan, is interested in continuing with this arrangement subject to agreeing terms with a Purchaser. Please contact the Vendor's Agent for further information.

The Land has been farmed under a traditional combinable crop rotation focusing on the growing of cereals including Winter Wheat, Winter Barley, Oil Seed Rape, Spring Beans and Spring Barley.

FARM BUILDINGS
1 - Drying Barn - (27.0m x 21.75m)
Former drying barn which provides useful general storage and includes redundant drying equipment and batch dryer, reception pit, concrete floor, part drive-on wooden floor, sliding doors and roller shutter door.

2 - Grainstore Building - (32.6m x 14.4m)
Monopitch steel framed grainstore with sliding doors, concrete floor, electrical services, folded galvanised steel grain walling panels with cladded roof. The building can hold approximately 750 tonnes of grain.

3 - Long Barn - (46.8m x 9.15m)
Dutch Barn which provides additional grain storage and includes a concrete floor, sliding doors, electrical services and galvanised steel grain walling panels. The building can hold approximately 500 tonnes of grain.

Concrete Yard
Concrete yard with useful space for the storage and maintenance of equipment and machinery. The water and fuel tanks along with the spray container store are included in the sale.

WOODLAND
The woodland in total extends to approximately 11.49 hectares (28.37 acres) and is divided into a number of small parcels spread around the Farm.

These parcels include mixed broadleaf and coniferous plantations which contain the following species: Sycamore, Ash, Oak, Horse Chestnut, Hazel, Hawthorn and Norway Spruce. Some of these parcels are subject to Farm Woodland Premium Schemes.

SOIL CLASSIFICATION
The Land is classified as Grade 2 & 3 on the Agricultural Land Classification plans and is described by the Soil Survey of England and Wales as being of the Hanslope association which is slowly permeable calcareous clayey soils well suited to growing Winter Cereals.

TELECOM MAST
A telecom mast let to The Wireless Asset Company Limited is located towards the western end of the Farm under a lease dated 19th November 2020 ending on the 18 November 2025 subject to break clauses. The mast currently provides an income of £3,000.00 per annum.

OVERAGE
Tye Green Farm is subject to an existing Overage Agreement which commenced on the 9th October 2015.
The previous owners of the Farm shall be entitled to receive 20% of the net uplift in value of the land if Planning Consent for a business or residential use is obtained during the first 30 years from the 9th October 2015. Further information is available from the Vendor's Agent.

TYE GREEN FISHING LAKE
The fishing lake extends to approximately 0.99 hectares (2.43 acres) and includes a small club building with parking area.

A local fishing club / syndicate holds a Lease to undertake fishing on the lake dated 5th November 2020 for a five-year term. The Lease is subject to 3 months written notice to terminate by either party.

PLANNING
Tye Green Farm is in Uttlesford District Council who are in the process of preparing a new Local Plan which will cover the period to 2040. The draft plan 'preferred options' is anticipated in late 2023, with the plan anticipated to be adopted in mid-2025

The property was put forward in the 'call for sites' process and the current owner has had preliminary meetings with Uttlesford Planning Policy team. On behalf of the Client, we have made further representations in relation to the site and the ongoing Local Plan process.

Tye Green Farm Is located within a designated Countryside Protection Zone as set out within the Uttlesford Local Plan which was adopted 2005. Policy S8.


Location

The Farm is strategically located immediately to the west of Stansted Airport and is situated around the village of Tye Green approximately 1 mile from Elsenham and 4 miles from the Market Town of Bishop's Stortford in Hertfordshire.

Stansted Airport services over 160 destinations across Europe, Asia and Africa and is the Third-busiest airport in London and fourth busiest in the UK, serving approximately 27 million passengers each year.

The Farm is well connected by road with Junction J8/8A of the M11 motorway located 2.3 miles to the southwest. There are rail services from Elsenham station providing services direct to London Liverpool St (61 minutes).

Elsenham has a range of shops and services including a station, doctors' surgery, pub, primary school, bowls green, tennis courts and small supermarket.
