THE LAND
LOT 1 - comprising approximately 136.65 acres (55.30 hectares) of arable and grassland. The land is a mixture of Grade 2 and 3 on the Agricultural Classification Map. The soil is mainly Evesham 3 which is a slowly permeable calcareous clay or fine loam over clay.

LOT 2 - comprising approximately 96.67 acres (39.12 hectares) of arable land. The land is Grade 2 on the Agricultural Classification Map. The soil is mainly Cannamore which is a deep calcareous and noncalcareous loam and clay with slowly permeable subsoils.

LOT 3 - comprising approximately 47.19 acres (19.10 hectares) of arable land. The land is Grade 3 on the Agricultural Classification Map. The soil is mainly Efford 1 & Hanslope which are fine loamy soils often over gravel and slowly permeable calcareous clayey soils.

DRAINAGE RATES
Environment Agency General drainage charges and any other drainage charges will be payable by the Tenant(s).

SUBLETTING/ ASSIGNMENT
The incoming Tenant(s) are not permitted to sublet, assign, share possession of the land or enter into any cropping or grazing licences with third parties.

BASIC PAYMENT SCHEME AND CROSS COMPLIANCE
All income from the 2023 Basic Payment Scheme is excluded. The letting does not include any BPS entitlements or rights to claim any future payments.
The incoming Tenant(s) will indemnify the Landlord against any breach of cross compliance for the 2023 claim year.
