Agent's Note: A report was conducted in August 2016 with a view to comment and report on cracks within the property. The conclusion was that the cracks were formed in the early years of the property's life and were due to inadequate compaction of the floor slab (common in properties built during the 1970's). The report concludes that the cracks are historic and any repairs will be merely cosmetic and carried out in the course of redecoration.

LOCATION The property enjoys a cul-de-sac position just off West End in Old Costessey. To the front of the property there is a small paddock where a bank of trees shields it from Costessey Park Golf Club.

DIRECTIONS Head away from Norwich on the A47 and at the traffic lights turn right into Norwich Road and proceed through Costessey. Continue to the roundabout at the bottom and bear left into West End. Proceed for approximately quarter of a mile, turning left into Parklands and turn immediately left again where the property will be found after a short distance on the left hand side.
