The land is located close to the east of the village of Bluntisham. The land lies approximately 4.5 miles north east of St Ives and 11 miles north west of Cambridge.
Each Lot has access as shown coloured brown on the attached plan.
Lot 1 is accessed from Mill Lane. A 14ft right of way with one half share of any repairs and maintenance of the same.
Lot 2 is accessed from Mill Lane.
Lot 3 is accessed from Colne Road.

METHOD OF SALE
The property is offered for sale as a whole or in up to 3 lots by PrivateTreaty.
It is understood that part of Lot 1 and part of Lot 2 benefit from historicland drainage. It is not thought that there is any historic land drainage present on Lot 3.
The property is within a Nitrate Vulnerable Zone (NVZ).
PUBLIC RIGHTS OF WAY
Lots 2 and 3 are subject to a public footpath along the southern boundary.
WAYLEAVES, EASEMENTS & RIGHTS OF WAY
The property is being sold subject to and with the benefit of all rights including rights of way whether public or private, light, sport, drainage, water and electricity suppliers and other rights obligations, easements and quasieasements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, water and gas or other pipes whether referred to in these particulars or not in particular or not.

The land is subject to Environment Agency General Drainage Charge of £2.16 per hectare.

BASIC PAYMENT SCHEME
The land is registered with the Rural Payment Agency. No historic BPS payments or Entitlements are included with the sale. The Vendor has claimed and will receive all income in respect of the 2023 claim.
The buyer(s) will be required to indemnify the Vendor for any noncompliance that results in the penalty or reduction of their payment under the Basic Payment Scheme in relation to their 2023
