Planning
The site benefits from a planning consent granted by South Holland District Council the date of decision being 23rd July 2018 under Reference Number H22-0101-16.

Affordable Housing
The planning consent has adopted an affordable obligation of 25% of the houses with an obligation to commence the development of the affordable units before 50% of the market houses are completed, and to complete the obligations under the affordable housing before 90% of the market houses are completed.

The development should be carried out in accordance with the approved Flood Risk Assessment with finished floor levels set at 3.2 metres above Ordnance Datum and the dwellings are to be two storey.

No dwellings are to be commenced until the first 50 metres of the estate road from its junction with High Road, including visibility splays has been completed.

A Travel Plan is to be submitted and improved prior to the commencement of development.

A scheme for archaeological investigation needs to be submitted and approved prior to development taking place.

Section 106 Agreement
The planning application is supported by a Section 106 Agreement which is dated 19th July 2018. The key matters within the Section 106 include:

A contribution to healthcare facilities based on a payment of £444 per dwelling and subject to an increase in accordance with the Healthcare Contribution Formula which is set out in Annex A of the Section 106 Agreement.
