LOCATION
Located in South Yorkshire, 7 miles east of Doncaster City and only 4 miles by road from the M18 and M180 intersection, the property is well positioned and offers good access to the road network. The nearest postcode is DN7 6BX.

SOILS
The soil is light and easily workable in nature. It is shown as non-agricultural on Natural England's Agricultural Land Classification Plan as the site is a former airfield.

LAKE
The lake provides a significant diversification opportunity or could be utilised with the current agricultural holding. The 2.9 acre horseshoe shaped lake could provide a significant number of fishing pegs. Situated to the north of the lake is an area of hard standing. We are not aware of the detail of current fish stocks, if any.

TIMBER
The timber situated around the lake would offer good mitigation from the visual impact of any diversification around the lake.

PLANNING PERMISSION
Any diversification from agricultural use is subject to obtaining the relevant planning permission. Interested parties should make their own enquiries with the local planning authority.

HOLDOVER
The land will be available for occupation following the clearance of the current crop of maize.

EXCHANGE OF CONTRACTS AND COMPLETION
Exchange of contracts will take place as soon as possible following the acceptance of an offer. A 10% deposit will be payable on exchange. Early entry may be available on payment of a double deposit, provided the current crop has been cleared.

BASIC PAYMENT SCHEME
Entitlements are not available with the purchase. We believe the property is registered with the Rural Land Register.

TENURE AND POSSESSION
The property is freehold and vacant possession with be provided on completion, subject to holdover. A restrictive covenant will be applied by the seller limiting the use of the property to agriculture. This will not prohibit the erection of agricultural buildings. The lake and immediately surrounding area will not be included within this covenant and nor will the access to it.

CONDITION OF SALE
As a condition of sale, the buyer will install secure gates at the access points to the public highway or close them off permanently. These should be to a standard similar to the existing gate to Moor Dyke Road. As a minimum this must include the gate providing access to the A614 which will be utilised by the new Right of Way as defined below. The buyer should also seek to prevent any unlawful access to the land. These conditions are to protect the security of HMP Moorland.

WAYLEAVES, EASEMENTS, RIGHTS OF WAY AND MINERAL RIGHTS
The property is sold subject to and with the help and benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars. We identify a number of Rights of Way and exclusions. There is a new Right of Way to be created from the A614 to the retained land, being the 17.03 hectares (42 acres) offered to let. This will be along the existing access track. There are new Rights of Way to be created to provide access to the Gas Compound and adjoining land offered for sale from Moor Dyke Road and to Vulcan Way. This will be along the existing access track and will be subject to a clause for contribution towards proportionate repair costs. Mineral rights are excluded from the freehold. Compensation provisions are in place should such rights be utilised. There are a number of utility assets crossing the property. We recommend any interested parties consult their solicitor regarding this.

TIMBER AND SPORTING RIGHTS
The timber and sporting rights are included in the sale so far as they are owned, subject to statutory exclusions.

METHOD OF SALE
The property is offered for sale by Informal Tender. VIEWINGS
ALL VIEWINGS MUST BE BY ARRANGMENT. In order to gain vehicle access to the property viewers must approach from the south through HMP Moorland. Viewers will pass through the prison site and an alarmed gate. You must register your vehicle with us in advance, please arrange a viewing 48 hours before attending. VALUE ADDED TAX
Should any sale of the property, as a whole or in lots, or any right attached to it become a chargeable supply for the purpose of VAT, such tax shall be payable by the Buyer in addition to the contract price.

DISPUTES
Should any disputes arise as to the boundaries or any points concerning the particulars and plans or the interpretation of any of them; the question will be referred to an arbitrator appointed by the Selling Agents, whose decision shall be final. The Buyer(s) shall be deemed to have full knowledge of all boundaries and neither the Sellers not the Selling Agents will be responsible for defining the boundaries or the ownership thereof.
