LOT 1- ARABLE FARMLAND WEST OF GREEN FARM AS COLOURED GREEN ON THE PLAN

The land is classified as Grade 2 on the Agricultural Land Classification Map and is identified in the soil map of East of England as forming part of the Hanslope Series, overlying boulder clay being typically calcareous pelosols soils, suited to the growing of combinable crops.

LOT 2- PERMANENT PASTURE AND WOODLAND NORTH OF GREEN FARM AS COLOURED PINK ON THE PLAN

GENERAL REMARKS & STIPULATIONS

METHOD OF SALE: The property is offered for sale as a whole or in up to four lots by private treaty.

TENURE: The land is being sold with vacant possession on completion subject to the existing tenancy agreements and grazing licences.

FARM BUSINESS TENANCIES AND LICENCES :
The arable land included in lot 1 (coloured green) and lot 3 (coloured blue) are subject to a Farm Business Tenancy which is due to expire on the 31st August 2021.
The pasture land included in lot 2 (coloured pink) lot 4 (coloured orange) is subject to a grazing and mowing licence from 1st April 2020 which expires 31st October 2020.
The shooting rights for Toseland wood have been let to the tenant of lot 1 and 3 for the 2020 season.

HOLDOVER: The tenant will reserve the right to harvest the 2021 crop.

LAND DRAINAGE: The land is understood to benefit from some historic land drainage.

BASIC PAYMENT SCHEME: The land is registered with the Rural Payments Agency for the purposes of claiming the Basic Payment Scheme. The seller and tenant will transfer relevant number of entitlements to the buyer(s) with the sellers claiming the 2020 claim and the tenant claiming the 2020 and 2021 claim.
